Along the Yamuna Motorway, the Yamuna Motorway Industrial Development Authority (YEIDA) has been selling housing units and plots. Following the completion of the foundation stone laying ceremony for the Jewar Airport in Noida in November 2021, there has been an upsurge in demand for residential, commercial, and industrial plots in the vicinity.
For almost 10,000 defaulting allottees, the YEIDA adopted a One-Time Settlement (OTS) program to settle their plot allotted amount. The program will go into effect on March 1, 2023. After a decade of waiting, the development authority plans to begin a group housing plot proposal.Â
Yeida Residential Plots Scheme 2023
- On August 8, 2023, the Yeida unveiled a residential plot program, selling 1,184 plots in Sectors 16, 17, and 20 of the new Jewar Airport along the Yamuna Motorway.
- The plots are offered in sizes ranging from 120 to 2,000 square meters (sqm). There are 120 sqm, 162 sqm, 200 sqm, 300 sqm, 500 sqm, 1,000 sqm, and 2,000 sqm site sizes available. Yeida has 194 120-square-meter plots and 260 162-square-meter plots. The municipality provides 466 plots of 200 square metres.

What is the YEIDA lottery scheme?
The YEIDA allocates housing units using a lottery mechanism. The YEIDA automated draw is based on the random number approach and takes place following the randomization of applicants and apartments. For the mapping of applications and flats, ‘lucky’ numbers are then chosen.

How Can You Apply for the YEIDA Plot Scheme 2023?
- Applicants can acquire application forms and submit bids online by visiting the official website www.yamunaexpresswayauthority.com.
- To help purchasers, Yeida has opted to allow payment in installments rather than paying the entire property cost upfront in 90 days. Applicants must submit a 10% deposit at the time of application. Successful bidders must pay an additional 30% of the total cost at the time of plot issuance. The remaining 60% would have to be paid in six installments over three years.

YEIDA OTS scheme
The YEIDA has identified approximately 10,300 defaulter allottees across several YEIDA plot projects who owe the development body a total of Rs 4,400 crore. Defaulters will have up to 90 days to preserve their assigned properties. The YEIDA OTS plan will go into effect on March 1, 2023.
The defaulting amount will be determined by applying a premium on future payment installments to the default allocation money. The default amount’s penalty interest will be waived. If the OTS amount is less than Rs 50 lakh, the timeframe is 60 days from the day the demand letter is sent. The limit for payments over Rs 50 lakh is 90 days.

 According to media sources, the Uttar Pradesh government has created a new initiative giving empty plots to develop Greater Noida into an educational hub. The Yeida has requested applications in five categories for the sale of plots in Sectors 17A and 22E. Applications close on October 27, 2023. Plot premiums have been set at Rs 111 crore to Rs 174 crore, with a processing fee of Rs 5,000 plus GST costs.
YEIDA’s group housing Scheme
After nine years, the YEIDA has introduced new group housing and commercial site projects along the motorway in response to rising demand from the planned Jewar Airport. The most recent Yeida sector group housing development began in 2014.
Three plots have been placed up for sale, and applications will be accepted beginning May 5, 2023. The plan will expire on June 2, 2023, with the e-auction taking place on June 23, 2023. The initiative will sell off two plots of 45,000 square meters (sqm) and one of 60,000 sqm in Sector 22D. According to Yeida authorities, the pre-bid meeting will take place on May 18, 2023.
The reserved bidding rate is Rs 33,825 per square foot (psf) for a 60,000 sqm plot and Rs 30,750 psf for a 45,000 sqm plot. The auction of the plots is expected to generate roughly Rs 479 crore in income for the authority, according to authorities.

- He/she must not have previously been awarded a plot or apartment by the Yamuna Motorway Industrial Development Authority (YEIDA), in whole or in part, on a leasehold or freehold basis.

Commercial Plot Scheme 2023
Under the Yeida commercial plot allocation initiative, seven commercial plots have been auctioned off at Sector 22 A. There are two commercial plots of 112 sqm, four plots of 124 sqm, and one plot of 140 sqm available. The reserve price for a 112-square-metre plot is Rs 2.87 crore, and the reserve price for a 124-square-metre plot is Rs 3.18 crore. The reserve price for the 140-square-meter land has been set at Rs 3.59 crore. The auction of these plots is expected to generate at least Rs 22.11 crore in income.Â

Procedure for YEIDA Plot Scheme 2023 Allotment
The allocation of residential plots under YEIDA will be done through a lottery, depending on the number of applications. Each category’s draw will be handled individually. In addition, the draw will be held based on the payment plan chosen. For example, the first draw will be performed for candidates who select Option 1, then Option 2, and finally Option 3.
Within 30 days after the e-auction, YEIDA will send allocation notifications to successful applicants. The complete plot fee for the residential scheme must be paid within 60 days, while the limit for the shop/kiosk plot plan is 90 days from the issue of the assignment letter.
