2. MahaRERA: Registration of Real Estate Projects
MahaRERA, also known as Rera Maharashtra, is the main body in Maharashtra for the registration of residential and commercial projects of 500 square meters or more. 3. What Documents do a real estate promoter need to register with MahaRERA?
To register a project with MahaRERA, the following documents are necessary.
- Promoter/Group of Promoters PAN Card
- Details about the property’s encumbrances/mortgages (if any)
- Legal title copy
- CA Validation Certificates (Form 3)
- CA Validation Certificates (Form 5)
- Valid Engineer Certificates (Form 2 – required only for ongoing/incomplete projects).

- Building plan copy and layout plan approval
- The sale agreement and allocation letter are signed

5. What Documents are needed for MahaRERA registration as a real estate agent?
The following paperwork must be submitted to register with MahaRERA as an authorized real estate agent.
- PAN Card of the relevant individual
- Registration information, including the bylaws
- Association Memorandum (MoA)
- The Association’s Articles (AoA)
- All letterhead copies must be self-attested.

7. Which projects are exempt from the MahaRERA or RERA Maharashtra registration requirements?
- The proposed real estate project will not take up more than 500 square meters of land.
- The project will not have more than eight flats in total (all phases)
- Before the MahaRERA Act went into effect, the promoter of the real estate project in question obtained a completion certificate (CC).
- When marketing, advertising, or the new allocation of a residential flat, plot, or building is not included in a real estate project that involves renovation, repair, or redevelopment.
