MCD Property Tax in Delhi – Online MCD House Tax Payment

You must pay property tax to the Municipal Corporation of Delhi if you own a residential property in Delhi. The MCD property tax will be levied on all properties, including unoccupied ones, that fall under the jurisdiction of the organization. In 2012, the Delhi Municipal Corporation was superseded by three new authorities. Residents of individual municipal corporations must pay their property taxes by a specific date, which can be done online.

i) East Delhi Municipal Corporation (EDMC)

People who own property in East Delhi Municipality must pay property tax by visiting the official website. EDMC is split into two zones, Shahdara North and Shahdara South, which are further subdivided into six wards and five colonies each.

ii) North Delhi Municipal Corporation (NDMC)

Property owners in North Delhi must pay property tax to the North Delhi Municipal Corporation by the dates mentioned. Individuals who live in any of the six North Delhi zones, including City-SP Zone, Civil Lines, Karol Bagh, Narela, Rohini, and Keshav Puram.

iii) South Delhi Municipal Corporation (SDMC)

The Municipal Corporation of South Delhi is organized into five zones: Central, South, West, and Najafgarh. Individuals who own property in any of these four South Delhi zones would be required to pay SDMC tax. Property owners have the option of paying their property taxes both offline and online. To pay property tax online, individuals must go to the official webpage.

How to Pay MCD Property Tax 2023 Online

The following are the procedures you must take to pay the MCD Property Tax online:

Step 1: Go to the MCD’s official website (http://www.mcdpropertytax.in/).

Step 2: Enter your ‘Registered Mobile Number’ and click the ‘Generate OTP’ button.

Next, Step 3: Enter ‘OTP’ and click ‘Login’.

Note: If you are a first-time user, use the ‘SignUp / Registration’ option.

Step 4: Following that, comprehensive property facts such as UPIC, Property Type, Owner Type, Name, Address, Status, and Registration facts will be displayed on the screen.

Step 5: Select the ‘Actions’ button and then the “Pay Tax” option.

Next, Step 6: Select the ‘Financial Year’ for which property tax is to be paid and press the ‘Submit’ button.

Step 7: The ‘Is there any Modification/Change in the Property/Owner Details from the Last Tax Paid’ pop-up appears next.

Step 8: If you want to edit something, select ‘Yes, I want to Edit before I Pay’ or ‘No, I want to Pay’.

Next, Step 9: At this point, It linked to the Tax Calculator website, which had comprehensive Property information. It also displays the refund percentage.

Step 10: Review all of the information and then click ‘Download PDF’ and then ‘Pay Tax’ at the bottom.

Step 11: At this point, Choose your desired payment method (credit card, debit card, or net banking) and click the ‘Pay now’ button.

Next, Step 14: Once payment is received, the status changes to ‘Success’.

Offline Method of Paying Delhi House Tax

If you do not want to pay your property tax online, you can do it at one of the 800 strategically placed ITZ cash kiosks located across Delhi. Following your offline payment, you will receive an immediate receipt with a property tax ID, which you must use for any future tax payments.

Please keep in mind that if you do not recall or utilize your previously assigned ID, the system may assign you a new one, which will cause a whole new set of complications for you during future tax payments and may even result in punitive action.

How to Calculate Property Tax in Delhi?

The ‘Unit Area System’ is used by the Municipal Corporation of Delhi to calculate property taxes throughout the city. The following formula is used to compute home tax:

House Tax = Annual Value * Tax Rate

MCD Property Tax Exemption

Vacant land or structures utilized for religious purposes, public burial, historic land, or philanthropic purposes by any entity or individual.

  • Agricultural land or a structure.
  • A corporation owns land or a structure.
  • Property held by an ex-serviceman or widow of a war victim. The property should only be utilised for personal purposes, and no portion of it should be rented out.
  • Properties were martyred while serving in the paramilitary or police forces.
  • Property held by a South MCD employee who is disabled but works full-time.
  • Any athlete who has won an international game award.

Property Tax Refunds in Delhi

  • If you pay your property tax in one lump sum during the first quarter of the year, you will be eligible for a 15% reduction on the total tax amount owed.
  • DDA/CGHS apartments are eligible for a 10% yearly value reduction, but only up to 100 square metres.
  • Women, physically challenged persons, and senior citizens receive a 30% discount, but only on one property.
  • Ex-servicemen are eligible for a 30% property tax reduction.
  • A 20% discount on group housing apartments till June 30th of the fiscal year.

Requirements for obtaining the rebate

  • Except for DDA/CGHS apartments, which have a restriction of 100 square meters, rebates are available for up to 200 square meters.
  • The occupancy factor should be residential.
  • The factor of use should be self-occupied.
  • In the event of joint owners, the concession will be provided based on the property share of the owners who qualify for property tax relief.
