15,000-Plot Yadadri Venture Faces Fraud Allegations

Hundreds of real estate buyers are demanding government intervention after Incredible India Private Limited allegedly failed to register plots in its Yadadri Bhuvanagiri district venture despite receiving full payment. The project, reportedly comprising approximately 15,000 plots in Rustapur thanda, was marketed nearly a decade ago but leaves purchasers without clear land titles, basic amenities, or physical possession as of late 2026.

Alleged Multiple Allotments and Demand for Extra Funds

According to buyer reports, operators of the venture collected hundreds of crores of rupees through installment schemes. Purchasers allege that even after completing all scheduled payments, their property registrations were delayed by one or two years. During this period, the developer allegedly demanded additional money, citing rapid increases in local land prices.

More severe allegations include the claim that the same plot of land was shown or allotted to three or four different people. Some buyers state their plots were registered jointly in the names of multiple purchasers without their consent. The project is also accused of creating three overlapping layouts under a single survey number, highlighting the need to verify ownership via the Record of Rights Telangana system before finalizing any regional land deals.

Servicemen and Middle-Class Buyers Left Without Land

The reported impact falls heavily on hundreds of poor and middle-class families, including active military personnel and former servicemen. Buyers who trusted the long-term installment plans now find themselves unable to identify their specific plots on the ground.

One affected buyer, Rajireddy from Sainikpuri, Hyderabad, highlighted the prolonged delays. He stated he purchased a 150-square-yard plot in 2014 and paid 42 monthly installments in full. Over a decade later, he is still waiting for the formal registration of his property.

Protests at Marredpally Office Impact Hyderabad Investors

While the land is physically located in the Yadadri Bhuvanagiri district, the dispute directly affects Hyderabad residents. The developer’s primary office, which affected buyers have been visiting to demand answers, is situated in Marredpally, Hyderabad.

This situation poses a significant risk for Hyderabad-based investors who aggressively purchased land along the Yadagirigutta-Bhuvanagiri growth corridor. Buyers facing similar communication blackouts often have to resort to legal notices or a Telangana RERA Complaint to seek structural grievance redressal.

Today, buyers claim that portions of the site remain rocky and completely undeveloped. Purchasers allege the layout lacks essential basic amenities and may not hold the necessary municipal and planning approvals required for a legitimate residential township.

Buyers Await Official Investigation and Title Resolution

Affected families are continuously approaching the Marredpally office seeking registration and a resolution to their blocked investments. They are actively appealing to government authorities to intervene and secure their land rights.
